Help the buyer mentally "move in" their own things�

Clear away all unnecessary objects from furniture throughout the house.

Clear away all unnecessary objects from kitchen countertop. Clear Refrigerator of messages, photos, magnets and things on top.

Clear away unnecessary items from countertops, tubs, showers, and commode.
Make rooms appear larger

Rearrange or remove some furniture
-
Take down or re-arrange certain pictures and other objects on the walls.

Patch and Paint
Deep Clean

Clean carpets, floors, drapes, bathrooms, kitchens and windows

Clean window sills, cobwebs, grout, fans, light fixtures, door knobs and door trim where needed

Remove any pet stains or odors
Show off storage space

Clear closets and cupboards of excess

Clean unnecessary objects off built in shelves and storage

Make sure garage is not too full, rent storage space if necessary.
Leave on certain lights during the day (I'll show you which ones). During showings, turn on all lamps and lights. Have FM stereo on for all viewings.
Outside
Looking through the buyers eyes �

Go around the perimeter of the house and move garbage cans, discarded wood scraps, extra building materials etc. into the garage or garbage

Check Gutters and/or roof for dry rot.

Prune plants and trees, especially from blocking windows.

Weed and mulch planted areas. Keep lawn cut and fertilized. Remove any dead plants and shrubs.

Clear patios and decks or small planters, flower pots, toys, barbeque items, etc.

Touch up paint as necessary especially the front door and trim.
